What does it take to be approved for residency?
Application Approval is based on Four (4) Criteria:
1. Financial History
2. Income Status
3. Rental History
4. Criminal Background Screening
Qualifications & Requirements
Applicant must provide Documentable Monthly Income equal to three times the monthly rent. Employment, Self Employed, Income – Applicant must provide documentation and proof of a minimum income in the amount of at least THREE TIMES the rent amount of the property being applied for.
Applicant must be able to demonstrate ablility to pay rent in documentable format.
Employment - Applicant must provide three most recent pay check documentation. Employer must be willing to verify employment.
Self Employed - Applicant must provide previous years Federal Income Tax Return and personal bank statements documenting income.
No Active Bankruptcy & No Active Foreclosure
Applicant(s) who are in the process of filing bankruptcy or have had a bankruptcy in the last three (3) years or have have had a foreclosure on a primary place of residency will not be approved or may be required to place an additional Security Deposit to be held in Escrow.
Credit score of 600 or above. Scores less than 600 may require a Higher Security Deposit
Security Deposits - A credit score of 600 or above is required to be approved for this rental. Scores less than 600 may require a higher Security Deposit. Scores below 500 will not be approved.
Assuming all other criteria for Application is met:
Credit Score of 600 & up the Security Deposit is equal to one months rent
Credit Score of 576 - 599 the Security Deposit is equal to 1.25 times the months rent
Credit Score of 551 - 575 the Security Deposit is equal to 1.5 times the months rent
Credit Score of 526 - 550 the Security Deposit is equal to 1.75 times the months rent
Credit Score of 500 - 525 the Security Deposit is equal to two months rent
Applicants with credit scores below 500 will not be approved
Verifiable Current Positive Rental History - Applicant must provide documented verifiable positive rental history. Current or last Landlord or Rental Agent must directly send form provided in Application to Broker. A negative report will result in a Declined Application. No Report will result in a Denied Application.
No open accounts in Collections
A Criminal Background report will be processed.
As a guide to Criminal Background Screening the Office of General Counsel has provided Guidance on the Application of Fair Housing Act Standards to the Use of Criminal Records by Providers of Housing and Real Estate-Related Transactions.

The Following Dogs Will Not Be Approved:
Pit Bulls & Staffordshire Terriers, pit and/or bull & terrier mixes
Doberman Pinschers
Rottweilers
Chows
Great Danes
Presa Canarios
Cane Corso
Mastiff
Akitas
Great Danes
Alaskan Malamutes
Siberian Huskies
German Shepherds
Wolf-hybrids
Or a mix of any of the above
Pets Must Be Approved in advance
Pet Application must be processed & Pet Fees paid prior to Lease Execution. Pets brought onto the premise after it is occupied by tenants must be approved and the appropriate pet fees must be paid in full in advance of bringing the pet on the premise.
Applicants must present two forms of ID
APPLICANTS MUST BE ABLE TO PRESENT TWO FORMS AND SUBMIT BOTH IDs WITH APPLICATION
(ONE MUST BE A PHOTO ID)
One item to validate ID such as:
Valid driver's license
Social Security card
Pay stub
W2 form
1099 form
Court documents for legal name change
Birth certificate
Passport
Marriage certificate
Divorce decree
State ID
Military ID
AND one item to validate address such as:
Valid driver's license
Utility bill with the correct address (gas, water, cable, residential phone bill)

False or Misleading Information will result in a Declined Application
Applicants Agree that False, Misleading or Misrepresented Information will result in the application being rejected, will void a lease/rental agreement if any and/or be grounds for immediate eviction with loss of all deposits and any other penalties as provided by the lease terms if any.
Who Must Apply - All prospective residents including adult children - each adult will complete and submit an application with appropriate fees
