What does it take to be approved for residency?
Application Approval is based on Four (4) Criteria:
Financial History
Income Status
Rental History
Criminal Background Screening
Qualifications & Requirements
- Applicant must provide Documentable Monthly Income equal to three times the monthly rent.
- No active Bankruptcy
- No active Foreclosure
- Credit score of 600 or above. Scores less than 600 may require a higher Security Deposit.
- No open accounts in Collections
- Verifiable Current Positive Rental History
- A Criminal Background Screening report will be processed
- Pets are subject to approval - DANGEROUS DOG LIST
- Pets Must Be APPROVED in advance and Screened Through PetScreening.com
- All Pets & Animals must be approved through Application Process AND PetScreening.com
- Applicants must Submit two forms of ID with Application Two Forms of ID
- Rentals are not First Come First Served.
- False or Misleading Information - will result in a Declined Application
- Who Must Apply - All prospective residents including adult children
- Application must filled out Completely and Signed or will be considered as Denied
- A Sample Lease may be viewed here
- Application Fees ARE NON-REFUNDABLE
- PROPERTIES WILL NOT BE HELD OR TAKEN OFF MARKET unless all Holding Fees are paid in accordance with Application
- Properties are Not First Come First Served
